Wood stove permits in Barnstable.

File with the Building Division in Hyannis.

Across all of Barnstable’s villages, permits come from the town’s Building Division at 200 Main Street, Hyannis (508-862-4038), which enforces the state building code and handles zoning enforcement. Building officials are assigned by district: one for Hyannis; one for Centerville, Osterville and Cotuit; and one for Marstons Mills, Barnstable and West Barnstable. The division lists an expedited permit application for roofs, siding, windows, wood stoves and tents, with a stove section asking for manufacturer, model, fuel type, testing lab and clearances. Ask whether a new chimney or liner moves the job to a standard building permit.

Barnstable Building Division: forms and applications

Over 75 years old? Get historic approval first.

Barnstable’s expedited permit application states that for all properties with structures over 75 years old, or in a historic district, the owner must obtain historic approval before a permit can be issued. Many Cape houses pass that age line, including homes outside any named district. Check your building’s age with the assessor’s records before booking an install, and allow time for review if the stove needs a new chimney, cap or wall vent.

Old King’s Highway covers the north side.

The Old King’s Highway Regional Historic District, set up in 1973, covers the area north of Route 6 from Sandwich to Orleans, and each town has its own committee. Barnstable’s committee reviews applications for any change to the exterior of buildings and structures. A Certificate of Exemption is available for work not visible from a way or public place, with a $30–$40 filing fee, and decisions can be appealed to the Regional Commission within 10 days.

A $35 stove permit, dated 2010.

Barnstable’s building fee schedule, effective July 1, 2010, lists wood/coal stoves under express permits at $35. A new or reconstructed chimney or fireplace is a separate $50 line, and a permit for work begun before it was allowed costs two times the permit fee. Reinspections are $100. The schedule is more than 15 years old, so confirm current amounts with the Building Division.

Downtown Hyannis has its own commission.

The Hyannis Main Street Waterfront Historic District Commission was created in 1996 to preserve the historic character of downtown Hyannis and Hyannis Inner Harbor. It is separate from Old King’s Highway, which covers the north side of town. If your home is near Main Street or the harbor and the stove needs an exterior flue, ask Planning and Development (508-862-4064) whether the property is in the district before applying.

What to ask a Barnstable installer.

  1. Will you file Barnstable’s expedited stove permit, or does a new chimney or liner need a standard building permit?
  2. Is the house over 75 years old or in Old King’s Highway or the Hyannis district, and who applies for historic approval?
  3. What clearances to combustibles and testing-lab listing will you put on the permit application for this stove?

Barnstable wood stove installation FAQs.

Does a wood stove in Barnstable need historic approval?

It can. Barnstable’s expedited permit form says any property with structures over 75 years old, or in a historic district, needs historic approval before a permit is issued. North of Route 6, the Old King’s Highway committee reviews exterior changes; downtown Hyannis has its own commission. An insert in an existing chimney may raise fewer questions than a new flue.

Which Barnstable permit covers a wood stove?

The Building Division lists an expedited permit application for roofs, siding, windows, wood stoves and tents. Its stove section asks for the manufacturer, model, fuel type, testing lab and clearances to combustibles. The 2010 fee schedule lists wood/coal stoves at $35 and a new or rebuilt chimney at $50. Call 508-862-4038 to confirm current fees.

Is a wood stove worth it for outage heat on the Cape?

Barnstable’s January average at the Hyannis station is 30.5°F, milder than inland Massachusetts, and nearby stations range from about 29°F to 33°F. A stove can give heat in a winter power outage, but plan it as backup or zone heat, not a whole-house system, and size it for the room it serves.
