Wood stove permits in Rochester Hills.

Get a mechanical permit from the Rochester Hills Building Department.

Inside Rochester Hills, the Building Department at 1000 Rochester Hills Drive (248-656-4615) issues mechanical permits, online through BS&A or on paper. Its residential application, effective September 16, 2025, lists ‘Wood Stove (includes chimney)’ at $90 and a chimney flue liner at $90, and asks whether a building permit was also obtained. The fee schedule adds a $50 non-refundable application fee. Work may not start until the permit is issued, and nothing may be covered or used until the city mechanical inspector approves it. Plans are not required for one- and two-family homes with heating input of 375,000 BTU or less.

Check for historic designation first.

Rochester Hills has two main historic districts, Stoney Creek and Winkler Mill Pond, plus about 30 individually designated properties regulated by the city’s historic district rules. In 2024 the city kept the Winkler Mill Pond boundaries unchanged after a resurvey. If your house is on either list, a new chimney or exterior flue may need review. Ask Planning at 248-656-4660 before ordering a stove.

Rochester Hills Historic Districts

The commission approves work plans.

Rochester Hills’ Historic Districts Commission, set up under Chapter 118 of the city code and Michigan’s Public Act 169 of 1970, approves or disapproves plans for work on resources within historic districts. It meets at 7:00 p.m. on the second Thursday of each month at City Hall. Allow for a meeting cycle if a stove project touches a designated building’s exterior.

Installers register with the city.

Rochester Hills’ fee schedule says all contractors must register their license with the city before applying for permits, at $30 for a mechanical contractor, valid until the license expires. The registration form, effective June 2026, asks for the contractor’s BS&A online user ID. Ask your installer to confirm it is registered before the job is scheduled.

What to ask a Rochester Hills installer.

  1. Are you registered as a mechanical contractor with Rochester Hills, and will the permit list both the wood stove and the chimney flue liner?
  2. Is my house in the Stoney Creek or Winkler Mill Pond district, or one of the individually designated historic properties?
  3. Who will call the inspection line before the 3 p.m. cutoff, and who will be home for the inspection?

Compare quotes on the same scope.

Answers before you request a quote

Rochester Hills wood stove installation FAQs.

Does Rochester Hills require a permit for a wood stove?

Yes. The Building Department’s residential mechanical application lists ‘Wood Stove (includes chimney)’ as a $90 fee item, plus a $50 non-refundable application fee. Work may not start until the permit is issued, and must be inspected before it is covered or used. Apply online through BS&A or call 248-656-4615.

Could my Rochester Hills home be historic even outside a district?

Yes. Besides the Stoney Creek and Winkler Mill Pond historic districts, Rochester Hills has about 30 individual, noncontiguous properties designated as historic and regulated by its historic district rules. The Historic Districts Commission approves or disapproves plans for work on those resources. Ask Planning at 248-656-4660 before changing a chimney or roofline.

How long is a Rochester Hills mechanical permit valid?

The application says a permit becomes invalid if work does not start within six months of issue, or stops for six months. It is canceled if no inspection is requested and done within six months of issue or the last inspection, and canceled permits cannot be refunded or reinstated.
