Wood stove permits in Livonia.

Get a mechanical permit from the Inspection Department.

Inside Livonia, the Inspection Department at City Hall Annex, 33000 Civic Center Drive, handles building and mechanical permits, applications and inspections through BS&A Online. Its Mechanical Permit Information sheet says the Michigan Mechanical Code covers appliances using solid fuel, chimneys and vents, and fireplaces, and that mechanical work shall not start until a permit is issued. A contractor pulls the permit for work it performs; an owner of a single-family home they occupy may do the work without a license but must get the permit. Mechanical fees are per item. The city’s mechanical application link was broken when checked, so call 734-466-2580 to ask how a stove and liner are listed.

Historic property? Ask about a certificate.

Livonia’s Historic Preservation Commission regulates the alteration, repair, moving or demolition of structures of historic or architectural value within the city, under Chapter 2.56 of the code, and its page links a Certificate of Appropriateness form. The city page does not list designated properties, so if your house is older or on a historic list, call 734-466-2290 before adding a new chimney, roof penetration or exterior flue.

Renting it out? Plan for heating certification.

Livonia requires a rental license and inspections annually, at a change of tenants or at a change of ownership. The rental guide lists, among common heating violations, written certification by a licensed heating contractor for any heating unit more than three years old, repeated every three years. The city’s certification form includes a line certifying the existing chimney liner is in good, safe condition. Ask the Inspection Department whether a wood stove falls under this.

Contractors must be registered with Livonia.

Livonia’s contractor registration form asks for the contractor’s state license and a notarized signature, with a fee schedule for residential building contractors. The city’s Hiring a Contractor guide advises putting in the contract that the contractor will obtain all necessary permits from the City of Livonia, and holding final payment until the Inspection Department approves the final inspection.

Patio units and fire pits: clean wood only.

Livonia’s patio and pit burning rules allow portable wood-burning units no closer than 15 feet to a structure and campfire pits no closer than 25 feet, no larger than 3 feet wide by 3 feet high. Only clean, untreated wood may be burned, an adult must attend, and a fire that prompts a nuisance complaint may be put out immediately. These rules cover outdoor fires, not a vented indoor stove.

What to ask a Livonia installer.

  1. Are you registered with the City of Livonia, and will you apply for the mechanical permit through BS&A?
  2. Who will call the inspector on inspection day to get the AM or PM window?
  3. If I rent this house out, will you provide the heating certification Livonia’s rental inspection asks for, including the chimney liner?

Compare quotes on the same scope.

Answers before you request a quote

Livonia wood stove installation FAQs.

Can I install a wood stove in my Livonia home myself?

Livonia’s mechanical permit sheet says an owner who occupies a single-family home may do mechanical work without a contractor’s license, but the homeowner must still get the permit before starting. If you hire a contractor, the contractor is responsible for the permit. Call the Inspection Department at 734-466-2580 to ask how to list a stove and liner.

How do inspections work in Livonia?

You schedule the inspection in BS&A Online using your permit number and inspection type. Livonia does not assign times; on the day, you or your contractor call the inspector between 8:30 and 9:00 a.m. to get an AM or PM window. The city says most permits need about two weeks of lead time.

Does a wood stove affect a Livonia rental license?

It may. Livonia inspects rentals annually and at tenant or ownership changes, and its rental guide asks for a licensed heating contractor’s certification of heating units older than three years, every three years. The certification form includes the chimney liner. Ask the Inspection Department whether your stove counts.
